A Guide To Understanding Tax Appeal Hearings

To determine an estimated market value of your property take your total assessed value and divide it by Piscataway's equalization ratio.  This will give you an approximate market value.  If you are trying to decide if you will file a tax appeal you should know the Tax Court and County Board of Taxation will look at the Common Level Range (Chapter 123 Corridor) which is a 15% margin above and below the equalization ratio (refer to A Guide To Understanding Tax Appeal Hearings for a more detailed explanation). Following is a table (click on link for Chapter 123 Table) you can use to determine your estimated market value and the Common Level Range for your property (examples are for illustrative purposes only).
